SF Office Market Looks a bit like the Peninsula

News of market conditions in San Francisco hasnt always caught my attention, but over the years, the Peninsula has grown a bit more urban while The City has attracted more tech companies. 

 An SF Business Times article a few weeks ago on conditions in SF could easily have been written about the Peninsula.  While rents have certainly slid even in the best markets, occupancy rates in these first-cabin locations remain fairly strong.  As I wrote a few weeks ago, my index of major downtown Mtn View buildings show declining vacancies over the course of ’09 (and far less erosion in rents then the broader market), and downtown Redwood City and Palo Alto remain tight as well. 

 I expect the delta between the best markets and broader conditions will only expand- maybe dramatically- in ’10.  Its a fairly predictable first stage of a market recovery, and we’re already seeing the signals.
